• Guesthouse: means Bait Mutirah Guesthouse, a registered trademark (No. 194638, class 43) and trade name of Pearly Metal (Commercial Registration No. 1369104, Tax ID 1694912), an individual establishment registered in the Sultanate of Oman and licensed to operate guesthouses (licence No. L3512348), located in Muttrah, Muscat, Oman, including its management, employees, and authorized representatives.
• Guest: means any person who makes a reservation or stays at Bait Mutirah Guesthouse.
• Booking: means a confirmed reservation made through our official website, online platforms, or direct communication.
• Platform: means the official website or authorized booking channels of Bait Mutirah Guesthouse.
• Services: means accommodation and any additional facilities or services provided by the Guesthouse

About these terms

By completing a reservation, the Guest acknowledges that they have read, understood, and agreed to be bound by these Terms and Conditions, together with any additional policies or requirements communicated during the booking process.
In the event of any inconsistency between the English version and any translated version of these Terms and Conditions, the English version shall prevail and be legally binding.

Our Platform

Bait Mutirah Guesthouse endeavors to ensure that all information displayed on its website and booking platforms is accurate, complete, and up to date. However, certain information may be provided by third parties, and while reasonable care is exercised, absolute accuracy cannot be guaranteed at all times.
To the maximum extent permitted by applicable law, Bait Mutirah Guesthouse shall not be liable for any errors, temporary disruptions, technical issues, or omissions in the information provided. Any identified inaccuracies will be corrected as promptly as possible.
Content will be displayed in what is presumed to be the user’s preferred language. Guests may adjust language settings at their discretion.

Prices and Payment

Upon confirmation of a reservation, the Guest agrees to pay the total amount applicable to the stay and any additional services selected, including all applicable taxes, fees, and charges.
Prices displayed for presentation purposes may be rounded. The final amount charged will be calculated based on the original, non-rounded rate.

Online Payments

Online card payments on this website are processed securely by Thawani Technologies, a licensed payment service provider in the Sultanate of Oman. We accept Visa, Mastercard and OmanNet cards. All charges are made in Omani Rial (OMR). Bait Mutirah Guesthouse does not store your card details; they are entered directly on the payment provider’s secure page.
Card charges and refunds may appear on your statement under our registered company name, Pearly Metal. Prices shown on the website are the final amounts payable; no additional fees are added at checkout. Guests may also choose to pay on arrival where this option is offered.

Cancellation and Refunds

Guests may cancel free of charge up to 48 hours before the check-in date. Later cancellations and no-shows are charged one night’s stay, or the deposit is retained. Refunds are returned to the original payment method.
